Land Development Superintendent
Job Description
As a Land Development Superintendent working for Taylor Morrison you will be responsible for effectively and efficiently coordinate the onsite land development of company-owned property to achieve business plans and financial objectives. You will play an integral role in the management and adherence to agency criteria and Taylor Morrison expectations of subcontractors.
What You’ll Do
- Enforce trade specific scopes of work and Taylor Morrison Contract responsibilities
- Coordinate with dry utility companies for subcontractor scheduling and efficient installation
- Schedule and attend all pre-construction and onsite progress meetings
- Manage day-to-day operations of general contractor and all other land development trades
- Manage day-to-day development activities with home construction coordination focused on business plan objectives
- Schedule appropriate vendors / subcontractors to meet project schedule
- Direct all land development trades on conflicts to achieve resolution
- Ensure compliance with all agency requirements
- Inspect improvements to ensure compliance with agencies, plans, and contracted work expectations
- Ensure BMP and SWPPP programs are in full compliance
- Communicate to other Land staff and, if appropriate, Sales and Construction
- Create subdivision punch list with inspectors as needed to obtain full bond release of security
- Direct all land development trades on all corrective punch list measures and periodic maintenance/repairs
- Obtain conditional use and/or temporary permits, as required
- Coordinate and communicate with HOA and CDD’s
- Perform other duties as assigned

You might be just who we’re looking for if you have
- 5 years combined experience in the Home Building Industry, with a minimum of 2 years land development (planning, construction, engineering or real estate development) experience required
- Associates degree in Business, Accounting, Civil Engineering, Planning or Construction Management required, or equivalent continuous experience as a land development superintendent, and/or combined with civil improvement plan design
- Attention to detail A MUST
- Ability to anticipate possible obstacles and propose favorable solutions
- Strong work ethic and commitment to implementation and execution
- Concise writing and public speaking/presentation skills are desirable for reporting to the management team
- Ability to read improvement plans
- computer (preferably MS Project schedule experience) and negotiating skills
- Action and results oriented
- Superior ability to successfully multi-task and utilize project management skills
FLSA Status: Exempt
Pay Range: $ 75,620-$109,650
Bonus Eligible
Will have responsibilities such as:
- Interviewing, selecting, and training employees;
- Setting rates of pay and hours of work;

- Determining work techniques;
- Planning the work;
- Apportioning work among employees;

- Ability to operate a motor vehicle if applicable

Physical Demands:
- Must be able to able to remain in a stationary position up to 50% of the time
- The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
