We trust that as a Land Development Director you will: (responsibilities)

  • Be the primary point of contact for all activities related to master planned community development
  • Effectively and efficiently coordinate the development of company-owned property to achieve business plans and financial objectives
  • Responsible for the successful delivery of new projects through use of construction schedules, contract documents, Land Development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans and permit compliance reports.
  • Determine, coordinate, and administer bidding and scheduling as required.
  • Ensure that contractual and other commitments are kept with contractors/consultants and trade partners and they comply with all approved policies, procedures, ethical standards, applicable laws and regulations
  • Create land development budgets, reports, monitor work and actively track invoices and control time frames
  • Responsible for contract negotiations for scoped to be performed by land development trade partners.
  • Coordinate with outside consultants, including architectural, civil engineering, landscape contractor/consultants to ensure the proper execution of the work.
  • Understand all components of the development processes and timing/sequencing of all phases of those processes
  • Read contracts and advise on suggested course of action
  • Secure the company’s ability to deliver lots on time with conditions of development beneficial to the company
  • Play an integral role in the planning process for the jurisdictions in which the company operates, anticipating all possible requirements needed to secure building permits
  • Understand design-related components necessary to satisfy jurisdictional requirements

About you:

  • 4+ years of progressive experience in Land working for a homebuilder required
  • Bachelor’s degree in Business, Accounting, Engineering, or  Planning highly preferred
  • Experience managing other employees required
  • Ability to anticipate possible obstacles and propose favorable solutions
  • Concise writing and public speaking/presentation skills
  • Action and results oriented

FLSA Status: Exempt

Will have responsibilities such as:

  • Interviewing, selecting, and training employees

  • Appraising productivity; handling employee grievances or complaints, or disciplining employees
  • Determining work techniques

Physical Demands:

  • Must be able to able to remain in a stationary position 50% of the time
  • The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
